Site Evaluation

Site location is one of the most crucial decisions facing a property developer or space user. Once committed to a purchase decision or long term lease, it's very difficult and usually very expensive to change your mind. Yet, so often, site decisions are made on gut feel or the recommendations of an agent or broker.

It is also very difficult to clinically and impartially evaluate a site when one is emotionally involved, because too many factors not related to the site get embroiled in the decision. It may be the last site left or an apparent bargain for the price.

Douglas Parker Associates has found that there are some 20 factors that have to be taken into account when assessing a site. Some more important than others, but all are important in the overall decision. By scoring these factors and weighting them for relative importance, an overall score is obtained that reflects a site's relative quality for the purpose intended.

The Douglas Parker Associates Site Evaluation Model allows you to assess just how good or how bad a potential site is. It can be used either to compare a number of sites against each other, to assist with a Yes/No decision or even to estimate the likely impact on potential sales in a given market.

We have been conducting Site Evaluations locally and abroad for over 15 years, for a variety of applications, from Regional shopping centres to individual line shop stores. Many of our regular clients, developers and retailers, will not investigate a proposal without an initial site evaluation, to ensure they are not wasting their time.
