An accurate evaluation of the market potential of a specific site is imperative with any property development. Without a sound understanding of the buying power available, and the likely share that a development could attract, it is impossible to put together a rational proposal for prospective tenants or financiers.

Yet, many developers only commission a Market Evaluation once the site has been secured and extensive architectural work done on the basis of an often untested concept. This can often result in extensive re-working of plans and considerable waste of time and money.

A sound Market Evaluation will take into account the existing demand and supply of services, projects in the pipeline, infra structural developments and likely growth and demographic changes over time. Very often, opportunities or constraints will be discovered in the process that would be of considerable importance to the scheme.
